Hidden damage ups Town Hall repair costs

Town council learned on Tuesday what many home owners have found; there are always surprises when renovating or repairing an older home. The town embarked on a $230K project earlier this year to repair the chimney on the town hall, partially repoint the west wall, complete various stone and flashing repairs and replace some slate roof tiles. While completing these tasks some underlying wood rot was found requiring the replacement and repair to various decaying sill plates, roof ridge rafters, and other roof wood members. Some of these wooden supports are near the large chimney. The committee approved an additional $100K to the project but expects the final bills to come in below that total. The timing couldn’t be better as the building will experience some vibrations and possible shocks next year as heavy equipment begins dismantling the central bridge in January and as street rehabilitation takes place later in the year. The committee approved the extra expenses.
